129 <br />nr second ap6r4ach of the study used survey questionnaires to <br />subjectively establish the impact of adult businesses on surrounding <br />ten; dential and commercial properties. Two questionnaires were <br />pre•1,ared. The first questionnaire was distributed to all members of <br />th(r American Institute of Real Estate Appraisers having a Los Angeles <br />address and to members of the California Association of Realtors <br />having offices in the vicinity of the Study Areas. The second <br />questionnaire was distributed to all. property owners (other than <br />single family residential) within 500 feet of the Study Areas.- The <br />results of these surveys were supplemented with input from the general <br />public obtained at two public meetings held in the area. <br />Results. The evaluation found that there was some basis to conclude <br />that the assessed valuation of property within the Study Areas had <br />generally tended to increase at a lesser rate than similar areas <br />having no adult businesses. However, the report noted that in the <br />opinion of the planning staff there was insufficient evidence to <br />support the contention that concentrations of adult businesses have <br />been the primary cause of these patterns of change in assessed <br />valuation. <br />The appraiser questionnaire was distributed to 400 real estate <br />professionals with 20 percent responding. The results can be <br />summarized as follows: <br />1. 87.71 felt that the concentration of adult businesses would <br />decrease. the market value of business property located in the <br />vicinity of such establishments. <br />2. 67.91 felt that the concentration of adult businesses would <br />decrease the rental value of business property located in the <br />vicinity of such establishments. <br />3. 59.31 felt that the concentration of adult businesses would <br />decrease the rentability/salability of business property located <br />in the vicinity of such establishments. <br />4. 72.81 felt that the concentration of adult businesses would <br />decrease the annual income of businesses located in the vicinity <br />of such establishments. <br />5. Over 901 felt that the concentration of adult businesses would <br />decrease the market value of private residences located within <br />1000 feet. <br />6. Over 861 felt that the concentration of adult businesses would <br />decrease the rental value of residential income property located <br />within 1000 feet. <br />7. Almost 901 felt that the concentration of adult businesses would <br />decrease the rentability/salability of residential property <br />located within 1000 feet. <br />EVER00311 <br />
