INFORMATION FOR DEVELOPER: <br /> The following inFormation is provided for the devcloper's benefit. These are not SEPA conditions but arc <br /> associated with other laws or requirements. All rcyuirements are preliminary in nature, and are based <br /> upon the preliminary site plan and the ordinances in effect at time of submittal for SEPA review. The <br /> praposal must comply with all ordinances in effect at the tlme a complete building permit application <br /> is Gled, including those not specifically set forth herein. Contact the Planning Department for <br /> information regarding appeals processes for the requirements listed in this document. <br /> 1. A Public Works Permit is required for this project. Detailed drnwings in accordance with City Design and <br /> Construction Standards shall be submitted to the Public Works Department,showing site p:rking layout, <br /> landscaping,utilities, storm drainage,temporary construction erosion control, and all required <br /> improvements in ihe public right-of-way. Public Works Department approval of these drawings is <br /> required prior to any peanits being issued. All improvements shall be completed, approved and warranted <br /> beforc the Occupancy Permit is issued. <br /> 2. Parking must be per City Zoning Code and City Design und Conswction St:��dards for llevelopment. <br /> 3, This project must comply with the current City of Everett Building Code and Sprinkler Ordinance. <br /> 4. Special charges for connection ro the sewer and water systems in accordance with Ordinance 1998-94 and <br /> subsequent revision ure applicablc.'fhcse oharges arc based on projected water usage and can be <br /> substantiaL Applicant is encouraged ro obtain a copy of the Qrdinance and determine estimated charges <br /> prior to building permit application. 'fhe actual chatges shall be computed by the Public�Vorks <br /> Depurtment per the ordinance in elle�c at the time and according to the information on the approved plans <br /> at the time of building permit issuance. <br /> 5. A turn-around area must be provided on site Cor commercial vehicics. <br /> 6. The north driveways on Evergrcen Way must be removed and replaccd with curb, gutler and sidewalk per <br /> City Stundards. <br /> 7. Luck of commcnl on the plans sub mitted with lhe applicntion dues not constitute approval of these plans. <br /> 8. Ciry strcets nrc to bc kcpt clear of diR and debris at all times during construction. Dust suppression and <br /> street cle�zing must occur as directed by the Public Works Inspector. <br /> 9. A one year warranty is required on the public improvement for an amount not less thun 10%of the cost of <br /> construction and shall run for one yeur from the date of tinal approvaUissuance of the first Occupancy <br /> Permit. <br /> 10. As-builts of storm sewer,sanitary sewer, and water syslems will be required to be submitted per City <br /> Desibm and Construction Standurds and Specificntions for Devclopment. <br /> l 1, Any brokea or damaged sidewalk shall be rcpuircdlrcpiuced per the Ciry Public Works Inspector. <br /> �?.
