The aoplication is foc the approval of a variance from the provisions of <br /> _ Eh� 16.20.020.F. �ecifically, the requested variance is tu allow a <br /> billboatd that will be 35 feet above street grade instead of the <br /> required 25 feet. <br /> 2, In order for a billboard variance to be granted ;?ithin the City of <br /> Evetett, the criteria of Et� 16.20.060.I.2.A-C must be satisfied. With <br /> conditions, that criteria are satisfied. <br /> 3. Bxceptional and extraordinary citcumstances and conditions apply to the <br /> � ..�� location of the billboard on-site that warrant a variance. Because the <br /> � � � billboard must be relocated in order to improve the West Marine View , <br /> � Drive as part of the Navy Access Corridor project, the billboard must be <br /> � moved. In order to p�event blockage of other camieccial signage in the <br /> area, the height of the sign above street grade must be increased by ten I <br /> � �e�� feet. � <br /> � ' <br /> i I <br /> 4. The authorization of the variance will not bz detrimental to the public <br /> ' welfare nor injurious to property in the vicinity in whidi the billboard II <br /> is to be lxated. 7he billboard will not conflict with the commeccial <br /> I "� ' developnent of Evergreen Way. <br /> 5. The grant of the variance will not adversely affect the City's effotts ' <br /> =to�� to ennance traffic safety 'and the aesthetics of the City. The sign is <br /> being placed in a commercial area and will not result in tcaffic <br /> diversions oi safety problems. Fucther, the renoval of the sign from <br /> West Marine View Drive will allow the City to improve the corridor in <br /> � '�'. t1�at section of the City. <br /> DECISION <br /> Based upon the preceding Firr3ings of Facts and Conclusions, the testimony and <br /> �+� evidence sutxnitted at the public hearing, and based upon a site view of the <br /> subject property by the Everett Heazing Examiner, it is hereby o[dered that <br /> the requested variance to allow constcuction of a billboard to 35 feet above <br /> street grade at 8830 Evergreen Way, Evecett, S,i�shington, is granted subject to <br /> the following conditions: <br /> :. <br />
