I represent both the property owner, L. C. Tomlinson, and the <br />tenant, Security Industries, Inc. , acting as their real estate agent. <br />The variance is being requested as a precautionary step, because we and the owner <br />are unabie to determine with any degree of accuracy when the previous tenant, a <br />recreational vehicle storage operation, vacated the property. If the property was <br />vacated in the previous year, it would not appear necessary to pave the lot at all <br />because of the allowances for such a situation which is provided for in the zoning <br />ordinances -- it being a similar useage which was previously allowed. <br />However, the previous tenant vacated the property, or rather abandoned it, without <br />giving notice to the property owner. Mr. Tomlinson, the owner, who is in his <br />eighties, was in Hawaii at the time recovering from a serious illness and thus was <br />unaware of the abandonment until his return. He is unable to determine the date. <br />Phe new tenant, a very responsible manufacturer and retailer of recreational vehicies, <br />naturally does not want to be in any jeopardy in their operation. They also naturally <br />want to conform to the letter and spirit of the law with as little outlay of capital as <br />possible because of their relatively short term control of the property. <br />They have already spent considerable funds refurbishing, paving, and landscaping <br />what was an eyesore in the neighborhood.
