ALL�GATTONS OF APPLICANT <br />POINT 1. The following are the special circumstances which apply <br />to my property which deprive me of rights and privileges which are <br />enjoyed by other prc,perties in the vicinity under L-he identical <br />zone classification. <br />There are numerous parking lots ai�d vehicular sales lots in-the vicinity and <br />along Evergreen Way which are totally or partially unsurfaced. <br />POZNT 2. The variance I am requesting will not be detrimental to <br />the public �veliare or injurious.to the properties or improvements <br />in the vicinit•y oE a zone in which my property is located becaLse: <br />We have already blacktopped the total frontage and landscaped pursuant to <br />the City code. This has provided a more pleasing visual effectfrom Evergreen <br />Way as compared to the previous unkempt appearance. The existing office <br />building has also been reconditioned and its appearance has been improved as <br />wPll . <br />POINT 3. If this variance is not granted, an unnecessary hardship <br />will continue to the owner af this property, the cause of cahich is <br />beyond his control because: <br />The new occupar.t of the property has a 3-year lease with a 5-yPar option. The <br />cost of paving the whole lot back to the sale s office would require a very large <br />outlay of cash for a relatively short occupancy term. We do not anticipate that <br />the total r.leared area will be utilized for sales purposes for some time. <br />POINT 4. So as not to grant a special privilege to me by the granting <br />of tl�is variance I submit the following conditions to be imposed so <br />as not to cause inconsistencies with the limitations upon otlter <br />properties in the vicinity and zone in which I am located. <br />In the eve�it that the option to extend the lease is executed and the sales <br />area expanded to encompass the total lot area, we will hard surface the <br />remainder. <br />
