The following factors were considered and the listed requirements were <br />placed in response to comments submitted during t!ie environmental checklist review of this <br />proposal: � • • <br />1. The site is zoned C-1, General Commercial Zone,��hich would allow this use. <br />The site is vacant and has been previous7.y cleared. <br />2. Access will be provided via Evergreen Way which lacks standard street improvements in <br />this area. Access, circulation, and parking plans must be approved by the Public [�Torks - <br />Department, and EvergLeen Way standard street improvements are required along the <br />entire frontage. <br />3.
