The site is zaned C-1, general commercial zone, which �uld allow <br />this use, <br />2. Landscaping shall be provided along F.verqreen Way and a minimum of <br />5! landscapin9 shall be provided in all parking areas and around the <br />p�riphery of the �,_operty. � <br />3. A soils report shall be provided to the Ci[y of £verett if any portion of <br />structure or structures are to be construcCed in areas that have been <br />filled. <br />4. A detailed drawing shall be submitted to the Public Works Department <br />ahowing parking layout, landscaping, driveways, storm drainage, and <br />all required impcovements to the public right-of-way. Public Woiks <br />� Department�approval of these drawin9s is required before any permits <br />axc issucd. All imozovements shall be completed before the <br />Occupancy Pezmit is issucd. <br />5. Participation in the pzogram to fund Che South End Sanitary Sewer <br />Interceptor is required. <br />6. A detailed plan for water and sever is required showing pipe runs and <br />specifications for materials and water connections. <br />7. On site detention with provision for oil and sediment semoval is <br />required. Octention requirertcnts shall be based on pce-dovelopment <br />conditions that existed Lefo[e the illegal fill aas placed. <br />8. A deta3.led drainage plan is renuiied in conformance with Pu61ic Works <br />Department checklist coem�•ents. Drainage calculations are to be <br />submitted with the attached cover sheet. <br />9. Public Works Dept. approval of grading and tempocary ero�ion control <br />plans is required before constzuction can begin. <br />10. A fire hydrant shall be ins[alleil within 200 feet of any structure. <br />11. City strcels must be kept clear of dirt and debris.
