"fhe site is zoned C-1, General Commerciat Zone, which would allow the proposed �•-e. <br />2. The site is currently •�scant and is covered with grass, blackberry brush, scotch broom, and <br />alder. A nursery exists to the north and a single family residence exists to the east of the site. <br />The parrel slopes to the east and contains a drainage swale in the northeast portion of the site. <br />3: The site abuts a single family residence zone and development shall comply with Se^tion <br />19.k2.030 of the Zoning Code which requires a 12 foot setback from the residential zone and <br />protective screening not'less than five feet in width and 72" in height. <br />4. <br />5. <br />6. <br />The site is locar.ed in the North Creek Draina;,� Basin. An open drainage ditch eaists along <br />Intercity. Drainage must be.designed in compliance with the City's Drainage Ordinance• <br />The structure is proposed to be placed on the northeast portion oi the site within the existing <br />drainage swale.
