� . . ., <br />PROPOSED DECI.ARATIOY OF NON-SICNIFICAt7CE � ��� �Z'� <br />Description of Proposal <br />The'proposed action is the issuance of building permits to allow the conatruction of a <br />28,000 square foot paved lot and the relocation of an office structure to be used as a <br />used car lot. The following factors were considered prior to making a preliminary decision <br />on this proposal: <br />1. The site is zoned C-1, General Commercial Zone, which would allow the proposed use. <br />2. The site is vacant and has been previously cleared. <br />3. Residences exist to the south and to the east of the site. Landscaped buffers must <br />be provided in conformance with the Zoning Code. <br />4. Street Improvements do not currently exist on either Evergreen Way or Intercity <br />Avenue in this area. <br />5.
