FINAL DECLARATION OF �O�-SIGNIFICANCE <br />SEPA f/�t -N3 <br />This Finai Declaration of Nonsignificance shalt expire one year from <br />date of issuance unless a completed building permit application has <br />been submitted within that time. � reauest for a one year extension of <br />this Final Declaration oi Nonsignificance may be made to the Planning <br />Director prior to :he exoiration date. <br />DESCRIPTION OF PROPOSAL: — The proposed action is the issuance of bui7ding <br />permits [o allow the construction'of an approximately 7,000 sq, ft. retail <br />commercial building on an approximately 21,000 sq, ft. parcel. The following <br />factors vere considered and [he listed requiremen[s were placed in response to <br />coments submit[ed during our review of an F.nvironmental Checklis[ for this <br />proposal: <br />1. The proposed site is zoned C-1, General Commercial Zone, which would <br />permit the proposed use. <br />2. The eastern proper[y line of [he site abuts a Single Family Residential <br />zone: A 12 Foo[ setback and a landscape screen 6 fee[ high and five <br />feet wide is proposed and roust be provided in compliance with 7.oning <br />Code requirements. The landscape screen must be sufficien[ to provide <br />reasonably full coverage within 2 years. <br />3. Access is propo�ed via a single driveway on Evergreen Way <br />4• 4 [otal of 20 <br />lot mast be <br />(Zoning Code <br />Section 1.13; <br />parking stalls are proposed. Landscaping of the parking <br />provided in compliance with Zoning Code requirements. <br />Section 19.40.050 and S[andard and Speciftcations Manual <br />5. Parking must be provided in compltance with 2oning Code requirements, <br />and [he proposed parking is adequate for a service shop oc certain <br />limited "other retail establishments." (See Zoning Code, Section <br />19.40.020: other retail establishments).
