YROPOSED DECLARATI0;1 OF NON-SIr,NIFICANCE � � <br />��5 �i � <br />The proposed action is the iseuance of a demolition permit for the existing amall wood <br />building, and building permits to allow the construction of an approximately 7,280 <br />square foot office and warehouse huilding. The following factors were considered prior <br />to making a preliminary decision on this proposal: <br />1. The site is zoned C-1, General Commercial Zone, which would allow this use. <br />2. With the exception of a small one story wouden building which would be demolished <br />the site is currently vacant. <br />3. Access is proposed via Evergreen Way and e:cits are provided on both Evergreen Way <br />and Marilyn Avenue. Standard street improvements do not exist on either of these <br />�p�T streets in the area. <br />4. Drainage must be designed in conformance with the City's Prainage Ordinance. <br />5.
