I. OVERVIEW <br />The proposed short plat consists of two existing lots that will be subdivided <br />into three new lots. The total site area is 6.47. There is an existing building, <br />Glacier Lanes Bowling Alley located on lot 1. There is also a large asphalt <br />parking area on lot 1 that will be reconfigured so that all of the parking <br />stalls are located on the future lot 1. Future lot 2 will include a new <br />gasoline service station with a convenience store. The plans for this <br />complex will be submitted as a separate permit application. Future lot 3 <br />is being held as a potential multifamily development. <br />Access to lots 1 and lots 2 will be from Evergreen Way and 4th Ave. W. <br />using three existing curb cuts. These existing driveways will remain in the <br />same location. One of the driveways will be a shared between lots 1 and <br />2. Access to lot 3 will be by a new driveway from Holly Drive, on the west <br />frontage. There will be no access to lot 3 from lots 1 or 2. A new sewer <br />main will be located along the south property line of lot I that will serve <br />lot 2 and lot 3. A new water main will be looped around the perimeter of <br />lot 3 to provide water service and fire flow to lots 2 and 3. <br />�- The site is sloped towards the south at a very gentle grade of approx. 1 %. <br />There are no sensitive areas designated on this site. The eastern half of <br />the site (future lots 1 and 2) are developed with the bowling alley and a <br />gravel surfaced used car lot. The western half of the site (future lot 3) is <br />covered with a moderately dense stand of trees and brush. There are <br />multi -family developments adjacent to the property as well as <br />commercial sites. <br />The site soils have been identified by the Soil Survey of Snohomish County <br />to be Alderwood Series soils. These soils have been assigned a <br />hydrological group C. <br />The developed site drainage will be collected and piped to a detention <br />pond located in the southeast corner of lot 3. A biofiltration swale will be <br />constructed at the pond outlet prior to discharge from the site into <br />Evergreen Way. The pond and bioswale will be sized to accommodate <br />the proposed developments on lots 2 and 3 as well as the new pavement <br />for the parking lot on lot 1. Some of the existing pavement �, , also be <br />routed into the pond. The site is within the Swamp Creek drainage basin. <br />11 <br />
