In <br />accordance with Ordinance No. 2708-03, the facility is located south of SR-526. <br />The propercy is zoned C-1, General Commercial. Ordiaance No. 2708-03 allows one O�TF to be <br />located on property zoned C-1, General Cortmercial, located south of SR 526. The property <br />location meets the requirement of Ordinance No. 2708•03. <br />The OSTF will occupy approximately 7,500 square feet of one of the existing of&ce buildings in <br />a tiuee-building ofPice complex. Ordinance No. 2708-03 requires that the OSTF p exists <br />space per 200 squaze fe�t of building area used for the GSTF. Therefore, adequate parldn8 <br />for the proposed use. <br />The Use Permit for the above described proposai is hereby APPROVED subject to the <br />following cunditions: <br />1. A Building Permit is required for tenant imp�ovements. A change of use requires <br />conformance with the current Washington State Building Code fo� the proposed <br />2. <br />3. <br />use. <br />Adherence to the City's current sprinkler and fire alarm ordinance is require�+. <br />Premise Identification - Premises shall be clearly identified by the cortect address <br />at the street entry. Buildings shall be clearly identifl��d so as to be visible and <br />legible from the access road.
