These comments address building issues only. Additional revisions or additions may be required by other departments (such as Utilities, Planning or Fire). All references refer to the (2006 International Building Code,) (2006 International Residential Code,) as amended by the State of Washington and/or Washington State Energy Code 2006 Edition, and adopted by the City of Everett, unless stated otherwise. In order for the processing of your, application to continue, it will be necessary to provide the Building Division with two complete new sets of drawings reflecting the corrections requested. Provide ledger detail where new floor joists (at deck level) attach to the existing structure. Include loads from hot tub when designing ledger connection. 2. Provide gravity calculations for floor joists supporting hot tub. 3. The hot tub is not shown on one of the two sets that were submitted. 4. Provide smoke alarms per section R313 IRC. Show on plans. 5. Clarify location of retaining walls on the front and rear of the existing building adjacent to the addition. 6. Provide specifications for the proposed railing system. 7. The stairs from the living room down to the proposed Family Room encroach into the landing of the stairs coming up from the garage, please revise. 8. Provide thermal break at perimeter of the slab in the heated bathroom at the lower level.
