r <br />7. all utilities and access roads or driveways to and within the site be located so as <br />to require the minimum amourt of modification to slopes, vegetation or <br />geologically hazardous areas. <br />The following conclusions are based upon the findings of the geotechnical report <br />prepared by Geotechnical & Environmental Services/Kirk Bailey. <br />1. The proposed development will not have a negative effect on the property or its <br />neighboring sites considering the location of the structures will not be on steep slope <br />portions of the site, only utilities, landscaping and yard areas. Recommendations for <br />erosion control are provided in the geotechnical report and must be complied with. <br />Also, additional requirements may be placed on the proposal by the City Public Works <br />Department for drainage control, prior to, during and after construction. <br />2. The test pit explorations done on the site encountered no ground water and discovered <br />no conditions that would prohibit the proposed development. Specific <br />recommendations regarding the removal of vegetation, top soil, organic rich soil, etc., <br />down to underlying Transitional Beds/silts and preparation of the site for construction <br />are contained in the report and must be complied with. <br />3. The report includes erosion control measures to be used during construction as well as <br />permanent erosion control measures for storm water retention and discharge to <br />provide for overall long term stability. <br />4. The n:port states that the residence will be supported upon shallow, isolated or <br />continuous spread footings. Minimum dimensions for these footings are provided. <br />Alternatives are given for the preparation of the building site and specific requirements <br />defined for stable placement of the footings. The app!;cant's compliance with these <br />recommendations is required. <br />5. The proposal will be consistent with the purpose and provisions of this Ordinance if the <br />applicant complies with all conditions of approval. <br />6. There should be no adverse impacts if the recommendations of the geotechnical report <br />is followed. <br />7.
