WASHINGTON <br />Approval of a Special Property Use Permit and construction of 13,000 square foot <br />office and classroom building on West side of Federal, north side of 46th Street. <br />Recommendations <br />It is the recommendation of the Public Works Department that issuance of a <br />Negative Declaration be subject to the following: <br />1. A detailed drawing shall be submitted to the Public Works Department showing <br />parking layout, landscaping, driveways, storm drainage and all required improve- <br />ments to the Public right of way including flow lines of sewers. Public Works <br />Department approval of these drawings is required before any permits are <br />issued. All improvements shall be completed before the Occupancy Permit <br />is issued. <br />2. City streets are to be kept clear of dirt and debris during construction. <br />3. During construction all truck traffic to and from the site shall be on arterial <br />streets unless otherwise approved by the Public Works Department. <br />4. Compliance with Steep Slope Ordinance 610-79 is required. <br />5. Approval of a detailed drainage and erosion control plan is required prior <br />to commencing site preparation. Off site drainage improvements are required <br />on Federal. On site detention is required. Drainage calculations are to be <br />submitted with the attached cover sheet. Additional water, sewer and drainage <br />information is attached. <br />6. Additional right of way at 44th and Federal on the southwest is required for future <br />construction of an improved alignmentreplacing the two right angle turns <br />with 300 foot minimum radius turns. Additional right of way on the north <br />side of 46th Street from Federal to the west to maintain a 50 foot right of <br />way is required. <br />7. Covenant Power of Attorney for street improvements to Federal Avenue <br />and 46th Street by L.I.D. is required. <br />Amend Checklist As Follows: <br />II - 13 a, c, d and f - change to yes. <br />jcl <br />
