Compatability <br />a. The use as initially proposed was found to be compatible with the <br />E neighborhood. The reduction in the number of parking spaces, the <br />the <br />relocation of the structure, the elongation of the structure, and <br />change in the roof line may reduce this compatability. <br />2. Environmental Impact <br />i <br />The use has been found to not have an adverse impact on the environment with <br />a Final Declaration of Non -Significance being issued February 12, 1980. <br />3. Public Need <br />The proposed office/classroom space will expand an existing Special Use to <br />better serve the community. <br />i Staff Recommendation: <br />Based on the above findings and conclusion the staff recommends approval of this <br />Special Property Use Permit reconsideration with the following conditions being <br />imposed to create greater neighborhood compatability: <br />I <br />1. That landscaping plans be provided to and approved by the Planning and Parks <br />Departments showing substantial landscaping on the north, south and east sides <br />of the subject structure to reduce the visual impact of the structure on the <br />surrounding residential properties. There shall be at a minimum 15 evergreen <br />trees 10 feet in height planted around the main south entrance to the facility. <br />An additional 25 trees 10 feet in height shall be planted along the edges with <br />exposure to the residential areas. <br />2. That the number of parking spaces and the design of the parking lot is <br />j acceptable to the Transportation Engineer. <br />
