Homann
30 Fern Road
Everett, WA
30 Fern Road
R-2 Single Family High Density
Residential
Single Family Residential with a
detached single family garage.
North: R-1/Single Family
South: R-2/Vacant Lot
East: R-2/Single Family
West: R-2/Single Family
Variance from 19.42.020B, Fences,
and 19.16.050B, Yard Requirements
to build a carport to within one foot
of the east property line instead of
the five feet required, and to build a
six foot high fence on the east and
west side property lines that will in
two places come to within 10 feet of
existing structures on the adjourning
properties.
Existing Conditions: The Variance is to build a carport from the front corner
of the house over the existing concrete driveway to the single car garage
which is on the property line. The adjoining houses on the east and west sides
are 8 feet from the property lines. The house on the west has one (1) window
six (6) feet high; the east house has no windows.
Conclusion: The sponsor is proposing to utilize the existing concrete
driveway and to extend the carport in line with garage. The fence is to
provide privacy and security and would not be detrimental to adjacent
property.
Preservation of Property Right: The existing garage is a legal non-
conforming use.
Conclusion: The Variance is necessary to preserve a property that has been
established for a number of years.
Exhibit 1
Board of Adjustment
Report
b

z
0
n
m
., ..
 T
.. -i
N S
0
m
co
m o
--i c
03
z
s -i
m
..
"c z
D -I
r x
., .,

<
T
on

-r m
x
m N
0
o r
c- m
C N
 N
m
z c
- r
• m
a
z
-
x
a
z

x

z

..

m
