During that conversation,. we discussed <br />problems you have encour•.tered in making a qood faith effort <br />to meet the conditions of your Nonconforminq Use Permit. In <br />an effort to reach a solution, we explored a feasible <br />alternative as otttlined below. <br />I►s you know, in orcer to satisfy the conditions of approval <br />of your Permit, it is necessary to provide a landscaping <br />"screen," including grass, alonq your street frontage as <br />well as pavinq and strining of the parking lot. Storm water <br />control will be a part oF the parking lot desiqn. <br />The problem has been in cispoeinq of anticipated Sto�m water <br />runoff from the parking area. To date no easement access for <br />a storm water line from the site to the storm water trunk <br />line in Everqreen Way has Ueen found, nor does it appear <br />that such easement will be forthcoming. Until a method of <br />disposal of the storm water is found, paving and landscaping <br />is not possible.. <br />In liqht of the time that has elapsed in trying to obtain <br />easements and in fairness to nearby residents who have <br />legitimate expectations to see improvements made, the City <br />Enqineer has determined that it may be possible for you to <br />provide a rain-water infiltration system. It is anticipated <br />this could be accomplished by a qravel filled infiltration <br />vault or similar means. <br />This new provision is contingent upon receipt of a favorable <br />soils and infiltration system design prepared by a licensed <br />engineer. The design and accompanying calculations need to <br />show that the soils on site will provide adequate absorption <br />of a 25 year storm event. <br />
