The irregularly shaped <br /> pazcel occupies a reported area of 20,000 square feet. The site straddles a north-flowing <br /> drainabe ravine. An existing house is located on the east side of the rlvine. It is our <br /> undersianding that present plans calls for subdividing the property into two lots. Lot 1 would <br /> include the eaitern portion of the site in the azea of the existing house. 1'he proposed duplex <br /> would be tocated on I.ot 2, which comprises the westem purtion of the site and the area within <br /> 25 feet of either side of the drainage ditch located at the bottom of the ravine. Proposed plsns c�ll for rese�ng' <br /> e artFi�� ea w hin ZS�feet of either side ot the drainage ditch as a native growth protection area. <br /> The westarn portion of Lot 2, in the area of the proposed duplex, consists of an east-facing <br /> slope. The gradient of the upper portion of the slope ranges from approximately 30 to 65 <br /> percent. The gradient of the slope flattens to approxunately 5 to 15 percent in the luwer <br /> portion of the slope approximately 40 to 50 feet east of the westem site boundary. The total <br /> relief between the western marein of the site and the drainage ditch below the proposed duplex <br /> is approximately 40 feet. <br /> Vegetation on Lot 2 generally consists oF scattered trees with thick natural undergrowth. <br /> Access to the proposed duplex will be provided by a driveway which will enter the site �ff of <br /> East Glen Drive, which fronts the west side of the property�. <br /> -----._._ <br /> 3.0 SUBSURFACE EXPLORATION <br /> O�r field study included excavating two exploration pits to gain infortnation about the site. <br /> The various types of sediments, as well as the depths where characteristics of the sediments <br /> changed, are indicated on the exploration logs presented in Appendix A.
