As you are aware, the subject lot is�art of a preliminary subdivision proposed by <br /> Brcek Baker (Sub. Ar7-93). This project received pre6muiary approval on Apri18, 1994. <br /> Construction work has not yet begun on this project. <br /> The Ciry cannot issue building permits on lots that are created or modified through the subdivision <br /> prceess, undl d.e subdivision has been given final approval and has been recorded with the County <br /> Auditor. The subject lot (Lot 1 of the prelim�aary plat) is being modified as a result of the <br /> subdivision. A portion of ffie front of the lot will be dedicated as right-of-way for a new street, ar�d <br /> the r.orth lot line will be rotated to the north. This contrasts with the existing lot, or lot of record, <br /> which is rectangular in shape and measures 130' by 70'. T6e site plan submitted for building permit <br /> applicadon appears to be inconsistent with the lot of record, and the proposed lot configura6on under <br /> Sub. /C7-93. <br /> Final engineering design has not yet been completed for the subdivision; therefore, there may be <br /> additional changes to the lot dimensions, sheet configuration, and locatioa of utilities. There is a <br /> possibility that such changes could result in a conflict with the building footprint and/er setbacks <br /> �dentified m the proposed building site plan. Because of ffiese potential c6anges, it would be <br /> premature to issue a permit for a residence at this location. <br /> Issuance of a permit on this lot cannot take place until fmal plat approval6as been granted.
