REQUEST <br /> Mr. and Mrs. Ewing, 4718 Fore�t _Drive, rec�uests permission <br /> to build an additiori�to existing residence and to <br /> build within six (6) feet of the rear property line rather <br /> than the minimum of twenty (20) feet as required in an <br /> R-1, Single Family Residence Zone. <br /> II. ARGUDIENTS IN FAVOR <br /> A. The proposed addition will be along the same lines <br /> and in conformance with the existing residence. <br /> B. Vi>ibility from adjacent properties will not be <br /> impaired. <br /> C. The existing yard setbacks exceed 20 feet on three <br /> sides. <br /> D. The yard in question is considered a rear yard due <br /> solely to the fact that the house has a Forest <br /> Drive address. As a practical matter, it could be <br /> considered a side yard when viewed in relation to <br /> 48th Street. <br /> III. ARGUMENTS AGAINST <br /> A. With the proposed a3dition the single family dwelling <br /> could become a duPlex. <br /> B. The position of the residence was established at the <br /> time of construction and should be accepted by the <br /> present owners. <br /> IV. POSSIBLE FINDINGS <br /> A. There are exceptional circumstances applying to the <br /> subject property that do not apply to other proper- <br /> ties in the same vicinity; specifically, if the sixty- <br /> five (65) foot frontage on 48th Street had been con- <br /> sidered, the front yard of the oroposed addition would <br /> be in compliance with the ordinance. <br /> �i <br />
