Obtain necessary building permits from the Building DcpartmeNt, <br /> 2. Any portioe of the garege within the�rear setback area cannot be used for living <br /> spaca. <br /> 3, The maximum height of the garege within the rear setback area is limi:ed to 21 <br /> feet. <br /> 4, Maintain a 25 foot buffer from the top of bank. There shall be no cutting, <br /> removal, or clearing of vegetation or filling or dumping within thc 25 foot buffer. <br /> The Planning Director approved the request based upon Section 8, Special Regulation �7 <br /> of thc City of Everett Zoning Code, which allows accessory buildings to be attached to thc <br /> residence within the rear setback, subject to raview process II.B. Review process II.B <br /> involves a written decision by the Planning birector to "..,approve, disapprove, or approve <br /> with conditions the use proposed by the applicant" (Section 42,100,8). <br /> The applicant or an owner of property located within 300 feet of the subject property may <br /> appea) the Planning Director's deterntination as to whether the proposed use should be a <br /> permitted use within the appliceble zone district. Any such appeal must be filed within ten <br /> (30) calendar days of the date specified below.
