Lavid Lykeman and Charles Ogden, requ�stina a <br /> variance from the parking requirements for Lots <br /> 17 , 18 , 19 , 20 , Block 487 , Plat of Everett located <br /> at 2326 Ricker Ave . <br /> I2 . Tradeco Inc , 2721 ��7etmore Ave , Everett, t�ashington, <br /> i requesting a variance from the required forty (40 ' ) <br /> feet that must front on a public dedicated street <br /> fer each building lot. The property is located at <br /> approximately 4822 F owler Ave. <br /> J nder new business a hearing was held on the application of <br /> Bruce Lamus, 831 Grand Ave, Everett, S•7ashington for a variance <br /> from Section 19 .14 . 050 E.M.C . (Everett Municipal Code) Yard <br /> I�quirements , Paragraph B for permission to construct a garage <br /> to the north side pro�:.rty line rather than the code requirement <br /> of a six (6) foot side yard setback. <br /> Legal i�scription : Lots 16 & 17 , Block 170 , l�ady Land <br /> Company's Second Addition <br /> Address : 831 Grand <br /> Zoning : I'-1 Single F amily Low L�nsity F2sidence <br /> Mr. Lamus represented himself and stated that because of a 20 ' <br /> distance between buildings there caould be no fire hazard from <br /> the proposed new garage he wished to build. <br /> There was no opposition from the audience. <br /> After visually viewing the subject property and considering all <br /> the facts , it was moved by Mr. Kristiansen , seconded by Mr. Black, <br /> and unanimously carried to grant the applicant' s reauest for the <br /> following reasons : <br /> 1. That such variance is necessary for the preservation <br /> and enjoyment of a substantial property right of the <br /> appellant possessed by the oconers of other properties <br /> in the same vicinity or zone . <br /> 2 . That the authorization of such variance cvill not be <br /> materially detrimental to the public welfare or <br /> injurious to property in the vicinity or zone in <br /> � which the property is located. <br /> .,�-,,�-' <br />
