PLANNING DIRECTOR CERTIFICATION
NON-CONFORMING USE#03•005
Applicant: Craig Hollenbeck, 6911 Columbia CT. #B, Everett,NA 98203
Descri tion of structure s and arcel s bein certffled:
Site Address: Avenue_'
Legal Description: Hewitt Heights Add to Everett BLK 002 Lots 14&15
Tax Identification Number: 00470700201400
Zoning: R-1, Single Family Detached Low Density
Description of Non-conformities: The site is developed with a duplex and a detched
single-family residence. According to Snohomish County Assessor's records and
building permit history the subject buildings were constructed prior to December 1, 1956.
The primary residence has a history of being used as a use other than a single-family
• residence.
The single-family residence (located to the west of the duplex) also fails to meet the
required twenty-foot rear setback from the west property line.
Decision: I hereby find that the uses for the above structure are recognized as legal
non-conforming and meet the City of Everett Zoning Code in effect at the time of
construction. This certification is subject to revocation if it is found that the information
upon which this decision was based is erroneous. The applicant is still responsible for
detertnining whether there are any additional City, State, or Federal permit requirements
for any proposed building construction or remodel on site.
 July 3, 2003
Paul A. Roberts, Director
This is an administrative decision that may be appealed to the Citys Land Use Hearing
Examiner. An appeal must be filed with the City within 14 days of the date of this notice.
If you have questions regarding this proposal or if you wish to file an appeal, please
contact Becky Fauver, City of Everett Planning Department, at (425) 257-7281.
