Chairman Miller introduced all the members of <br /> the Board and briefly explained the function of the Hoard to the <br /> audience. <br /> ITEM 1: Variance No. 31-88 <br /> A�olicant: John Arnestad <br /> � 2701 18th Street <br /> Everett, WA 98201 <br /> L3cation: 1725 Fulton <br /> Variance Requested: From E.M.C.19.16.050(C) , Rear Yards; 19.42.040, <br /> Rear Yard Coverage; and 19.16.040, Accessory <br /> Building Coverage, to allow construction of a <br /> carport thdt would have a one foot rear yard <br /> setback instead of the five foot rear yard <br /> setback for accessory buildinqs required by <br /> code, would cover fifty-two percent of the rear <br /> yard area instead of the fifty percent allowed <br /> by code, and would have an accessory building <br /> coverinq twenty-four percent of the lot area <br /> instead of the ten percent lot coverage allowed <br /> by code for accessory buildings. <br /> Zoning: R-2, Single Fami.ly High Density Residential <br /> Pearl Maddy presented the staff report (see Variance File No. 31-88) <br /> recommendfng that the variance be granted subject to four conditions <br /> and showed slides of the project. In response to a question from Mr. <br /> Ebert, Mrs. Maddy stated that the lot adjoining to the south was <br /> under the same ownership and that the subject lot was a leqal <br /> nonconforming lot since it had been legally created in the 1940's <br /> prior to adoption of the 1956 zoning ordinance. <br /> Robert Showalter, representing the applicant spoke in favor of the <br /> variance and stated that Mr. Arnestad had no objections to the four <br /> conditiona recommended by the staff. <br /> Bob Parisole, 1709 Fu.iton, stated that the people who are opposed to <br /> the variance are two to four houses away and can�t even see the <br /> house. He stated there was no problem with clutter and is in favor <br /> of the variance. � <br /> No one else spoke for or against the variance. <br />
