We own property(lot 2)which <br /> shazes the rear property line of 4724 Gardner. We also own the property at 4811 Ocean <br /> Avenue. Since the construction project began with placement of environmental blocks <br /> as a wall and the subsequent grading and filling to level the bacl.yard at 4724 Gardner <br /> and now the construction of a garage,there have been constant drainage problems to both <br /> of our properties. Prior to the beginning of the construction at 4724 Gardner, the lot was <br /> sloping and vegetated. We never had a drainage problem from the property at 4724 <br /> Gardner when it was sloping and vegetated. This was during a period of nine years. This <br /> problem is a direct result of the construction. Any drainage plan must cotrect this <br /> probiem and impose neither future hardship nor problems for us. <br /> I request that the drainage plan for 4724 Gardner be drained to the west or to the <br /> north. Concentrating sources for drainage such as downspouts from the house and <br /> garage, seepage from around the foundations, and iunoff from walkways and driveways <br /> is of major concem. Landscaping should also be required to help retard other surface <br /> runoff. We cannot accept any drainage plan that would involve the property at 4811 <br /> Ocean Avenue nor any part of Lot 2 that is adjacent to the prope�ty at 48l 1 Ocean and <br /> 4802 Gardner. If there is any need to involve Lot 2,then the only possible site would be <br /> next to the property line which is to the west of an existing sewer line in Lot 2. For <br /> clarification, please see the enclosed map detail. Any involvement of Lot 2 would need <br /> to preserve the trees in the area and not alter the character of the property. If the <br /> drainage plan would involve Lot 2,you would need our final approval. <br /> Thank you for your attention to chis matter.
