There are exceptional or extraordinary ciraumstances or conditiona <br /> applying to the sub�ect property which do not apply generally Eo other <br /> properties in the same vicinity or zone. <br /> a. Finding: The applicant owna a lot located off of alenwood <br /> Avenue. The lot is 1.28 acrea With txo exiating duplex units. <br /> Two lots will front on publie atreet and t�ro will be served by <br /> easement aceess. <br /> b. Conalusione A 30' easement acoess to lot 3 and 4 would be <br /> reasonable at this location. <br /> 2. The authorization of the variance will not be detrimental to the publio <br /> welfare or in,jurious to the property in the aame vicinity or zone. <br /> a. Fi��dings Aecess to lots 3 and 4 xill be vi:s easement eeceae <br /> over lots 1 and 2. Total trips per day will be approximately 80. <br /> b. Conclusion: T_his aecasa point Would not affect the other lote <br /> in the area becauae of its location and number of tripe per day. <br /> 3• There are no reasonable alternatives which w�uld allow for acceptable <br /> desl.gn of the ahort aubdivision in accordan�e xith existing standarda. <br /> a. Finding: A publia street, if built� ►rould require 40� of <br /> right-of-way� 24� pavement width. <br /> b. Conalusions A 40' right-of-way xould leave little lot area for <br /> lots 1 and 2. <br /> 4. That the granting of such variance will not adversely affeot the <br /> Comprehenaive Deneral Plan. <br /> a. Findings The applicant has f11ed a ahort subd+.vision With the <br /> City. <br /> b. Conclusion: The short subdivision has been granted preliminary <br /> approval. <br />
