{ ,
Rohcrt Kincaid
Junc 27. 2007
Page 2
3. Exploration of subsurface conditious within the property via test pits excavated by a
backhoe and operator that you provided.
4. Preparation of a geologically hazardous arcas geotcchnical Ictter providing our
observations rclative to geotechnical conditions at thc sites pertinent to thc proposed
developmcnt and City of Everett Geologically Hazardouti Arcas regulations, and providing
ourcondusions and gcotechnical recommcndations regarding tl:e proposed dcvclopmcnt.
Our scrviccs havc bccn provided on the basis of a rcview of existing infomiation,
gcologic reconnaissancc of thc sitc and adjaccnt areas, tcst pit cxplurations on May 22,2007,
discussions with you rcgarding thc proposed dcvelupment, and our eapericncc.
SITE CONDITIONS
Thc subjcct property is located at 4728 Commcrcial Avcnuc in thc Glacicr Vicw
neighborhood of Evcrctt,Washington, as shown on thc Vicinity Map(Figurc 1). As shown
on the Sitc Plan (Figure 2, bascd on a drawing that you provided), the property is
approximatciy triangular in shape, mcasuring l22 fcct along tiic allcyway bcavccn Colby
Avcmc and Comtnercial rvcnuc and ctending 107 fcet c:ishv:ud to thc Intcrurban Trail
right of way.
The rroperty is presently vacmit,Uut includes some fill as a result of past grading. Local
slope inclinations within the ccntral portion of the property :ue Iess than 10 percent. Thc
castern portion of the property includes thc upper part of a stcep, approximately 20-feet-hih
cut-slopc, inclincd approximatcly 50 perccnt, which was excaatcd during thc construction
of thc Intcrurban Railway in thc carly 1900's. Somc fill also cxists ncar(as closc as 12 fcct
away from)the [op of that slopc. Both the property and thc stccp slopc:dong the Interurban
Trail arc vegetated by grass and bivsh.
Subsurface conditions within and adjacent to the site were explored by means of thrce
tcst pits ecavated at approximatcly the locations indicatcd on the Site Plan and Site Profile.
A description of the subsurface cploration program and thc logs of the test pits are presented
in Ue Appendia. As disclosed in the explorations, the sitc is underlain mainly by medium
dense to dcnsc glacial advancc outwash sand(Qva). This is consistent with existing geologic
mapping of this area (.T;imes P. Minard, 1955, Geologic Map of the Everett 7.5-Minutc
Quadranglc, Snohomish Couty, Washington: USGS Map MF-174S). Fill soils, consis[ing
of ineditun densc sand and ranging up to feet in thickness (near the top of the steep slope
:irca) or morc (beneadi the fill embankment supporting thc allcy along the western site
margin) wcre also encountcred in thc cxplorations. I`o scepagc was encountered in any of
the cxplorations, nor was any emcrgent groundwater secpage obscrved within the site or
7505 West Lake Sammamish Parkway Northoast Redmond,Washington 98052 425-882-4850 www.tUbbs.com I
