The existing building is approximately 10 ' off <br /> the alley, and I wish to finish the second story into a <br /> three bedroom apartment. <br /> The axisting building does not have the required 20 ' <br /> setback. Granting of this waver would not be inconsistent <br /> with prope:ties in the area. As there are two other residences <br /> in the immediate vicinity with less than the required <br /> setbacks .Therefor I feel I would not be recieving any <br /> special privileges . <br /> The variance requested would not be detrimental to the <br /> public welfare nor injurious to the properties in the area. <br /> These improvements would increase the value of this and <br /> other properties in the immediate vicinity. <br /> The three lots making up the proper�ty are in excess of <br /> the square footage required for a duplex and the property <br /> is 2oned R-2. Ifthis variance is not granted, an unnecessary <br /> hardship will continue to the property owner. Because of <br /> the location of the existing buildings there is iiisufficient <br /> room to construct another ].iving space .
