THOMAS <br /> is legal with respect to its bulk dimensions and its <br /> setbacks . It will continue to exist whether the <br /> variance is granted or not . The purpose for the <br /> variance is merely to allow use of the secend story for <br /> residential rather than storage purposes. This change <br /> of use will have no external impacts , and the <br /> neighborhood will not be affected in any respect <br /> whatsoever. <br /> 4 . No neighbors or property owners in the vicinity <br /> have objected to this va�-iance or the proposed use of <br /> the second story for resii9ential purposes. <br /> 5 . Similar rear yard setbacks have been allowed, by <br /> default, on the same alley at the following locations: <br /> 2231-61st St. S.E. (A white house abutted on two <br /> sides by the alley. 3 to .5 foot setback) . <br /> 6011 Lombard � � two-story residence with a <br /> five-foot setback from the alley) . <br /> 2232-61st St. S.E. (A garage/workshop/ <br /> residence recently built with a 12-foot setback <br /> from the alley) . <br /> 6020 Commercial St . ( The business known as <br /> Cummins Draperies is located with a 12-foot <br /> setback from the alley) . <br /> 6 . A � enial of the variance would impose <br /> restrictions on MR. THOMAS which have not been similarly <br /> impo:;ed on the above-described neighbors . Without <br /> gai�iing any public benefit, it would require MR. THOMAS <br /> to use the second story of his building merely for <br /> storage . This is an uneconomic use of valuable urban <br /> property. <br /> 7 . Duplexes are permitted in this zone on 7 , 500 <br /> sq. ft. lots. MR. THOMAS' lot has 9,480 sq. ft. , thereby <br /> providing bonus yard space on the interior of the lot <br /> and offsettin the need for a 20-foot wide rear yard <br /> abutting the alley. <br /> 2 <br />
