Finding: After converting a eingle family home to a duplex (without <br /> obtaining a Building Permit), Mr. Diedrich uas notified by the City <br /> that the conversion was in violation of City requirements. <br /> Subeequently, he submitted a Building Permit Application to the City <br /> for the conversion. The legal deacription on the Building Permit <br /> Application waa "lots 13 through 17, Block 10, Plat of Pinehurst" an <br /> approximately 18,670 square foot pareel. Duplexes are permitted in <br /> R-2 zone� on lots a minimum of 7,500 square feet. <br /> Mr. Diedrich also submitted a plot plan aith the application. <br /> Attached to the plot plan waa an aecurate legal description for the <br /> parcel owned by Mr. Diedrich, which was for portions of lots 13 <br /> Lhrough 17, Block 10, Plat of Pinehurat, an approximately 6,60G <br /> square foot pareel. (See Exhibit 15, legal description.) This <br /> legally described parcel does not meet minimum lot size requirement� <br /> for a duplex in an R-2 zone. <br />
