GEOTEt:HNICAL ENGINEERING SERVICES
EVERETT BAYSIDE MARINE PROJECT
PORT GARDNER WHARF
EVERETT,WASHINGTON
I INTO:fUCTION AND PROJECT UNDERSTANDING
This report presents dic resulls of our design gcotechnical engincering senices for the proposed E•erctt
Dayside Marine project in Everetl, Vashingron. 1'he site is located in the nortMest cumer of the
Craftsman District as part of the North Marina Redevelopment. A viciniry map of the project site location
is provided as Pigure l.
I
' 1Ve understand the proposed structurc will include a Grystack Boat Storage building totaling
approximately 31,200 squarc feet with adjacent shop, parts, orfice and retail buildings on the south. e\
restaurant is planned on thc second tloor abovc the retail arca. The drystack portion of the building ill
bc a prefabricatcd metal building and the rcmaining structure ill likcly be conventionally Gamcd of
vood and stccl.
I Site improvements will also require pavement support for litt swctures and forkliIls to haul boats. Based
on our discussions with Troy Bean of DCI Gngincers, the building will be supported on shallo'
foundations with individual column loading in the range of 30 to l50 kips. Light column loading is
an[icipatcd for the majority of the structure (less than 50 kips). Heavicr columns will be situated in thc
interior Por the boat storagc area. Floor loads will range from approximatcly 125 pounds per square foot
(psQ in dic service and retail areas, to about 250 psf in the drydock storage area. The proposed site
iimproemcnts are shown in the Site Plan, Pigure 2.
Thc pwposc of our geotechnical engincering scrvices was ro exptore subsurface soil and groundvater
I conditions at the si[e as . basis for providing geotechnical enginecring recommendations and design
criteria for Ihe proposed improvements. Our scope of scrvices includcd drilling hvo geotechnical borings,
advancing tiee cone pcnetrometer tests (CP'Cs), completing laboratory testing on ihe samples obtained
from the borings, and providing geotechnical conclusions and recommendations for design and
conshuction of thc faciliry.
SITE CONDITIONS
SURFACE CONDITIONS
IThe project site is located on die Everett waterfront approima[cly 1,000 fcet north of 13°i Strect and
500 feet south of l0`h strcet adjacent to the ne marina currentty bein; constructed. The site is rouehl}
315 feet in the north-south dimension, and estends Gom the new r.iarina to approximatcly 320 feet east.
Lsisting bround cover consists mostly of brotim silty sand fill r.ixedvith cruslted rock remnant from past
consrruction staging activities.
"Che site slopes up gently from approximately Llevation 18 fcet near the watcr, to Elevation 20 at die
central and east portion of the property. An existing fill stockpile was located in the east-central area at
the time of our site esplorations as shown in the Site Plun, Figure 2. 'I'his stockpile has been removed and
ce undcrtand th:u the site has been graded to approximaely Elevation 17 to l3 feet.
bilr\L.
