This <br /> Shoreline Permft is for a mixed-use 65•acre <br /> development of residentfal, retall, office, <br /> restaurants, Iodging, and marina support uses on <br /> the Pon Gardner Whart on the west side of West <br /> Marine View Drivu (1100•16D0 BloGks) in Everett <br /> Washington. <br /> INTRODUCTION <br /> The Port of Everett (Applicanl)' is proposing a mixed-use 65-acre development of <br /> residential, retail, office, restaurants, lodging, and marina support uses on the Port <br /> Gardner Wharf on lhe west side of West Marine View Drive (1100-1600 Blocks)in <br /> Everelt Washington. At total build-out, the project would include 660 resioentlal unils <br /> and have approwmately 1,558,900 square feet which would include the above named <br /> � uses. In addilion, 1.5 miles of esplanade around the perimeter of lhe site wouid be <br /> developed,an outdoor amphitheater, manne parking and services, and public parking. <br /> The proposed application will be lhe first of several Shoreline Substantial Developmenl <br /> Pertnils. 8ecause all the adivity would occur wiihin the threshold dislance of a <br /> significant shoreline wilhfn ihe State of Washington (Puget Sound)and because the <br /> cost of the activily would exceed the threshold amount of$5,000.00, a Shoreline Permit <br /> is required. The firsi Shoreline Substantiai Development Permit (Shoreiine Permit) <br /> requested by the Applicant includes: <br /> A. Sile preparation including the demolition of nearly 50 buildings (20 which are <br /> located within the 200' shoreline jurisdiction); the imptementatfon of a voluntary <br /> clean-up plan for the soils; and general ground improvements. <br /> B. Construcilon of public tmprovements, including a waierfront amphitheater/plaza <br /> and a 15-20 foot wide esplanade along ihe entire shoreline perimeter; public <br /> walkway connections to lhe esplanade; and vehicular and utilily infraslructure. <br /> C.
