All required submittals must <br /> be of sufficient detail and information to ensure that the proposed structure will be constructed in <br /> compliance with all adopted codes. <br /> In order for the processing of your application to continue, it will be necessary to provide the Building <br /> Division with two sets of construction documents reFlecting the corrections requested. The revised <br /> sheet can be sent by e-mail to expedite processing. <br /> Structural <br /> 1. The drawings should indicate a durable sign in a conspicuous location on the mezzanine for a <br /> maximum live load of 125 psf, per IBC section 106. <br /> Construction <br /> 1. An alternating tread device should be shown on the drawings as the means of egress from the <br /> mezzanine, unless another means of egress will be provided, per IBC sedion 1009.13. <br /> Handrails, treads, and other requirements specified in this section should be shown on the <br /> drawings. <br /> 2. If the top rail of the guard on the alterna[ing tread device guard also serves as a handraii, the <br /> maximum height of the guard should be shown on the drawings as not more than 30 inches <br /> higher than the leading edge of the tread nosing, per IBC section 1013.3, item 5. <br /> 3. A sedion through the mezzanine should show the lighting and architectural finishes, if any, for <br /> the new workroom below. <br /> Energy <br /> 1. Compliance with manual lighting controls and light reduction controls should be shown on the <br /> drawings, per WSEC section C405. <br /> These comments address building issues only. Revisiuns or additions may be required by other <br /> departments (Utilities, Public Works, or Planning). Cc�de references cited include the 2012 International <br /> Building Code (IBC), 2012 International Fire Code (IF4), the 2012 Washington State Energy Code <br /> (WSEC), and the ICC A117.1-2009 Accessible and Usable Buildings and Facilities. All codes referenced, <br /> as adopted by the City of Everett, should include current revisions by the State of Washington. Note <br /> that federal laws may be more restrictive.
