You may not be aware that the city requires zoning <br /> and building review and approval prior to a chanye of use or building alteration. The <br /> subject property is zoned R-1 Single Family Detached Low Density; duplex structures <br /> are not an outright permitted use within this zone. However, the R-1 Zone does allow for <br /> accessory dwelling units when certain conditions are met. In addition building permits <br /> are required for any building, plumbing, and/or electrical alteration to structure� covered <br /> by the Uniform Building Code (UBC). <br /> The City would Iike to enlist your cooperation in resolving :his matter.
