The proposal is to convert 5,000 Gross Square <br />feet (GSF) and 32 employees into 5,000 Square Feet for a <br />60 child daycare center. <br />Zoning: R-1, Single Family Residential <br />Comprehensive Plan: 1.2, Single Family Detached 5-10 dwellings per gross <br />acre. <br />Existing Land Use: Deaconess Children's Services Office and Child Care <br />Facility <br />A. SPU GENERAL EVALUATION CRITERIA <br />Finding and Conclusion: <br />The following Findings and Conclusions are based on the criteria established in section <br />41.150.0 of the City's Zoning Code — Special Property Use permits: <br />The need of the neighborhood, district, or City for a proposed special <br />property use. <br />Finding: The proposed daycare fulfills a need for a commercial child daycare <br />center in the View Ridge Neighborhood. <br />Conclusion: The proposal would provide for additional daycare facilities to <br />serve the immediate neighborhood area and the community. <br />The adequacy of streets, utilities and public services required to serve a <br />proposed use. <br />Finding: The subject site is directly adjacent to Dogwood Drive, south of <br />Mukilteo Boulevard and east of Elm Street. The proposed daycare center will be <br />accessed from Dogwood Drive and the City's Public Works Department is not <br />requiring any street or sidewalk improvements as part of this proposal.
