27. Section 15.010 allows for a modification of some of the multiple family development <br />standards subject to Planning Director's approval and the review criteria listed. The <br />applicant has proposed some modification of these development requirements based <br />upon an increased quantiry of perimeter landscaping, pazkuig area landscaping, the <br />retaining of existing large trees and mature landscaping on the site and che courtyard <br />development on the site. <br />28. Landscaping must be provided per Section 35 of the Zoning Code and additional <br />landscaping provided per condition �f27 above. At a minimum this must include the <br />following: <br />A landscape strip a minimum of 20 feet wide must be provided in the front yazd <br />setback area along the Dom Ave frontage, except for the driveway. This azea <br />shall be supplemented wi.h additional plantings to provide greater than Type III <br />landscaping. <br />b. .1 landscape strip a minimum of 5 feet wide must be provided along the north <br />and south property lines. This area shall be planted wrth standard Type III <br />landscaping. _ <br />A landscape strip a minimum of 5 feet wide must be provided along the east <br />property line where a reduced setback is proposed. This area shall be planted <br />with a more dense Type II landscaping rather than the standazd Type III <br />landscaping that would otherwise be reqnired. <br />d. A minimum of 280 square feet of landscaping is required in the interior of the <br />parking lot for the 16 pazking stalls. The applicant has proposed <br />approxunately 585 sq.ft. of parking area landscaping to mitigate some <br />modification of the ryp�cal multiple family development standazds. Landscape <br />areas must be planted and located per Section 35.080E of the Zoning Code. <br />e. Prior to issuance of any permits, detailed landscaping plans must be submitted <br />for review and approval by the Planning Department per Section 35.100 of the <br />Zoning Code. The landscaping plan must show location and dimensions of <br />required vegetated swales, wetponds, detention ponds, rockeries and retaining <br />walls, and grading a[ 2 foat intervals. Irrigation systems must be provided in <br />all landscaped areas per Section 35.130 of the Zoning Code. A 2 year <br />maintenance assurance device must be provided for the landscaping per Section <br />35.130B ofthe Zoning Code. <br />29. A minimum of 1,200 square feet of open space is required on the site per Section <br />15.040 of the Zoning Code. The applicant proposes approximately 1,895 square feet <br />of open space area for the proposal. Calculat�ons for open space areas must be <br />provided on the plans subm�tted for Building Permits. Lan�lscaping in the parking <br />areas shall not be counted in meeting this standard. <br />30. On-site recreation facilities must be provided per Section I5.050 of the Zoning Code. <br />For the 8 units proposed, the project will have a recreation impact of .10 acre. <br />31. Fire lanes shall be provided as required in Everett Municipal Code 46.44. Fire lanes <br />shall be identified by red curbs with white stenciling stating "NO PARKING-FIRE <br />LAN� and vertical signs stating NO PARKING-FIRE LANE-TOW AWAY <br />„ .� <br />ZONE." Location shall be approved by the Fire Marshal. <br />
