33. Any rockeries or retaining walls proposed in required sctback areas must be in conformance with <br />Section 39.150 of the Zoning Code. <br />35. Building setbacks must be a minimwn of 20 fect from the front lot linc, five fect from Uie side lot lines <br />and 20 fect from the rear lot line. Building height shall be a maximum of 45 feet. <br />3G Landscaping nmst be proviJed per Section 35 of the Zoning Cale. At a minimum this must includc <br />the following: <br />a. A landscapc strip a minimum of 20 fect wide must be provided in the front setback area along Dorn <br />rlvenue, except for tl�e driveway. T6is area shall be planted �vith Type 111 landscaping. <br />b. A landscape strip a minitnum of five fcet wide must be provided along Uie north, east, and west lot <br />lines. 'This area shall be planted with Type III landscaping. <br />c. Prior to issuance o!' any permits, landscaping plans must be reviewed and approved by the Planning <br />llepartment per Section 35.100 of Uie Zoning Code. The landscaping plan must show location and <br />dimensions of requircd ��egetated swales, �vetponds, dctention ponds, rockeries and retaining walls, and <br />grading at 2 foot int�rvals. Irrigation systems nmst be provided in all landscaped areas per Section 35.130 <br />of the Zoning Code. A 2 year maintenance assurance device musl be providcd for lhe landscaping per <br />Section 35.130B of the 7_oning Code. <br />37. A minimum of 1,200 square feet of opcn spacc is requimd on thc site per S�ction 15.020 of thc Zoning <br />Code. Calculations for open space areas must be provided on the plans suhmitted for I3uilding Permits. <br />Landscaping in tlie parking areas and setbacks shall not be counted in meeting this standard. <br />38. On-sitc recr�ation facilities must be provided per Section 15.050 of the Zoni��g Code. For d�e eight <br />units proposed, the pr�jeci �vill liave a recrcation impact of .24 acres. Prior to Qie issuance of I3uilding <br />Permits, tlic Planning lleparhnent nmst approve a plan for on-site recreation facilities. As part of the <br />huilding permit application, thc Applicant must suUmit a recreation plan including standards and <br />snecifications for recre��tion arcas and cyuipment, I)OIII II1Sl(IC 8�l(I 6UI51(IC Q1C bIl1I(IIII�, induding pictures <br />of proposed equipment. If sufficient infonnation is not known at time of submittal for building permits, <br />minimum specifications or examples must be provided. Prior to the issuance of B�ilding pern�its, the <br />I'Ianning Department must approvc a plan for on-site recreation facilities. Tot lots must be located in <br />central areas, where adeq��ate supervision of children can be provided. <br />39. Building facade modulation and roolline variatiou nmst Ue provided per Section 15.090 oP the Zoning <br />Code. The units along Dorn Avenue must havc porches, doors, windows, and other architectural elements <br />facing tlre street. <br />d0.
