Box 2327 <br />Lynnwood, NA 98036 <br />Rat Building Permit Application for Single Family House <br />Lots 13, 14 and the west 15 feet of Lot 15, Block 10 <br />Queen Anne Addition to Everett <br />Dear Mr. Ostman3 <br />This letter is in response to the Planning Department's review of your <br />application for permits to construct a single family houes on England Ave. <br />Your proposed building exceeds the gross floor area ratio requirement of the <br />Zoning Code. In an R-1 zone, the maximum permitted gross floor area ratio is <br />.30. The gross floor area ratio of your proposed building is approximately <br />.358 (approximately 3,038 square foot structure and an 80:77 square foot lot). <br />The City is currently working on proposed revisions to the Zoning Code to <br />eliminate the gross floor area ratio requirement and instead adopt a <br />requirement to limit the total lot coverage to .30. However, until this code <br />revision has been reviewed by Planning Commission with final adoption by City <br />Council, the City is willing to support a request for a Variance from the <br />Board of Adjustment for gross floor area ratio.
