My findings are as follows:
1) Clearinq Permitted on Level Western Portion. The
proposed cutting of mature Doug Firs on the level
portion of the property directly adjacent to East Drive
is not inconsistent with the ESA ordinance;
2) Location of ES1.. The very eastern portion of the
property abuts a 60$ slope which leads directly to
Pigeon Creek ,il, which contains riparian wetlands
within this stretch. This portion of the propert_y plus
25 feet from the top of the slope break to less than
25 would be classified as environmentally sensitive
(Esa) and protected from development impacts.
3) Pacific Yew. A single Pacific yew was located on
the far western slope of the property. This tree
should be protected from any future development
impacts.
4) Cleaninq Prohibited on Slope areas Until Building
Plan Submitted. Given the Sensitivity of this area
clearing should not be permitted until the ESA area and
buffer aie accurately mapped and building impacts are
analyzed and mitigations determined. This should all
be done at one time when a building permit is applied
for.
