This is an exceptional circumstance in that the 4% requested <br /> is to be a storage area under the house in a corner containing <br /> high foundation walls. This would not increase the footprint <br /> of land being used for the residence. <br /> 2. This variance is necessary to maximize utilization of the resi- <br /> dential footprint which presently limits gross horizontal <br /> square footage to 30%. <br /> 3. The authorization of this variance, using existing space under <br /> the residence for a storage area, will in no way or manner be <br /> materially detrimental to the public welfare or injurious to <br /> property in the vicinitv or zone. <br /> 4.
