Mr. Graff was absent. <br /> The reading of the minutes of the February 1, 1971 hearing <br /> was read and approved as read. <br /> IA continuation on the application of Manning, Thorp & Selig <br /> requesting permission to conduct supervised dancing within ` <br /> la proposed Teen Center in the former grocery store of the , <br /> Eastmont Shopping Center. i\ <br /> � Mr. Terry Manning gave his reasons for wanting the Teen ' <br /> � Center. ` <br /> Many letters were read in opposition tu the Teen Center. � <br /> ,. <br /> ! The Board of Adjustsnent, after hearing testimony and argu- <br /> �{S ments and being otherwise fully informed, made the follocv- <br /> � ing iindings : � <br /> i � 1. That an application f�r a variance from the regnlatiuns � <br /> � of Everett City Code 15 .04 was properly filed by the <br /> , , o applicant. <br /> r � <br /> � 2. That the property involved is in a B-1, Neighborhood <br /> � Snopping Zone. � <br /> � 3. That the pertinent sections of the Everett Zoning Code <br /> , are: <br /> 15 .04.030 B 35 <br /> � 15 .04 .120 <br /> 15.04 .370 <br /> ! 4. That no evidence was presented by the applicant that <br /> j showed exceptional conditions that apply to the use <br /> of . the subject property that do not apply generally <br /> to other properties in the same vicinity . <br /> 5. That a variance is not necessary for the preservation <br /> of property rights possessed by other property owners <br /> in the vicinity. <br /> 6 . That a variance would adversely affect the Comprehen- <br /> sive Plan of the city. <br /> NOW, THEREFORE, the Board of Adjustment based on the above <br /> findings deny the application for a variance . <br />
