'I'he properly contains a singlrfamily residence <br /> and is surrounded by landscaping and mowed lawn. The back eastem end of lhe <br /> properly, approaching Uie off-site slream, is forested. �orest cover is characterized b}' <br /> weslcrn rcd ccdar, rcd alder and wcslcrn hemlock. Thc understory is dominatcd by rcd <br /> elderbcrry and salmonbcrry mixed with I limalayan blackbcrry. Lady fern and <br /> Uuttercup form the groundcover.Trace bindweed and Iocally dominant patches of <br /> Gnglish ivy am also presenL Nu weNand areas �vcrc obscrvrd along thc �vcst bank, <br /> which is sevcral fcrt highcr than the stream channcl. <br /> 'I'hc of(-siM strcam, which is an unnamed tributary of Yigcun Geek �1, �vas convcyin�; <br /> shallotiv Flows on the day of my sile visit. A section of the sUeam passes through an old- <br /> growth cedar slump. The diannel is approaimatcly seven feel wide on a�•erage and thc <br /> substrete is sill mixed wilh gravcl and somc cobble Old tires arc littcred throughout the <br /> channcl. <br /> According to Snohomish County GIS maps this tributary joins Pigeon Crcck �l, a fish- <br /> bearing strcam, approximalely 1 mile north of the subject property. A 50-foot buffcr is requircd for Typc Np streams in thc City of Gverett <br /> ���hen thc buffcr contains intact nativc vegetatiun; a 75-fool bu(fer is requircd whcn the <br /> bu(Icr is sparscly vegetated or dominaled by im�asive plants(GMC 37.170.A.3). <br /> Although somc invasi��c blackbcrry bramblcs are present, the buffer is(orested and has <br /> a drnse nalive undrrslory.
