The <br /> following factors were considered and the listed requirements were placed in response to <br /> comments submitted during the environmental checklist review of this proposal: --� <br /> I� . . <br />� 1. The site is currently zoned R-3, Multiple Family Low Density Residential Zone, which <br /> would allow this use. The site is vacant and has been previously cleared and filled. <br /> The site slopes off steeply to the east and contains a ravine. <br /> 2. Esisting traffic noise levels are high (median 66 dBA along east boundary of the site) <br /> �oise is generated by traffic on both South Broadway and the I-5 Freeway. Building <br /> design must include double glaze windows and thermal insulation adequateQto limit <br /> interior noise levels not to exceed the State standard of 45 dBa. <br /> 3. Drainage must be designed in confornance with the City's Drainage Ordinance; on site , <br /> detention is required, and a temporary erosion control plan must be approved by Public <br /> [dorks. • <br />� 4. Access would be via Broadway and Euclid A�senue; access, circulation, and parking plans <br /> must be approved by the Public Works Department. Street improvernents on Broadway and <br /> Euclid must be provided in conformance w3th Public Works Department. Chzcklist comments, <br /> and a covenant power-of-attorney for right-of-way. improvements by L.I.D. on Euclid <br /> is required. <br /> 5. Exterior lighting shall be designed per I.E.S. standards to provide luminance distance <br /> cut-off approximately at the property� line•. <br /> 6.
