Street Everett, WA 96201 Subject: Encroachment on 1918 Everett Avenue Deac Mr. Callahan: A preliminary title report indicated the following enccoachments by this building : "Exhibit "B" ENCROACHMENTS, The property described in Exhibit "A" is impcoved by a two story building with the following encroachments: a . Encroachment of fire escape on the alley. b. Encroachment of the awning on the north and east side of building overhang onto Everett Avenue and Lombard Avenue . c . Encroachment of roof on the north and east side of building overhang onto Everett Avenue and Lombard Avenue . d . Encroachment of step onto Lombard Avenue. e . Encroachment of awning covering to step onto Lombard :�venue ." The only record we can find of thece encroachments is in Attachment "B" of the Deed of Tcust, Security Agreement, and Assignment of Leases and Rents filed under document No. 810609050 on June 9, 1981 , by Washington Mutual Savings Bank who financed the remodeling of the building . The encroachments have been in place since that time and as far as we can tell , a, c, and d, were in place October 23, 1956 when the title passed from Tim Costa to Snohomish County and April 1, 1980 when it passed from Snohomish County to the current owners.
