� Project Description: <br /> The northem portion of the property is bound to the wesi ! an existing auto shop, <br /> Everett Avenue to the north, Rainier Avenue to the cast and an alley to be partially <br /> vacated to the south. Recently four apartment buildings in the northem portion of thc sitc werc <br /> demolished, a restauranUtavcrn exists in the northeast corner of the site and is to bc <br /> demolished prior to beginning construction 1nd the School District's curcent <br /> maintenance/storage s:iop exists in the southwest portion of the site to be demolished <br /> follo�ving construction ofthe new buildings. Currently very litde landscape exists and all <br /> of the curcent parking surfaces are gravel. <br /> Improvements for the site include the construction of two ne�v multi use buildings located <br /> on the northeast and southeast areas of the project site along with construction of <br /> associated parking, laiidscaping, and utilitics. The northem building will be a two-story <br /> building with mixed uses such as plumbing and carpentry shops as well as offices. The <br /> second building will be primarily used as an automotivc and •Nelding shop. 13oth ncw <br /> buildings will have a new asphalt parking lot in the north-cenU,�i :.nd southwest portions <br /> of the site. The existing maintenance/storage shop in tlie souQt west porlion of the site <br /> will be demolished following completion of the new building construction but prior to <br /> � final pa�ing. <br /> Proposed frontage improvements for the project sitc along McDougnl Avenue and <br /> Rainier Avenue will providc additional parking wiQ� associated curb, gutter and sidcwalk. <br /> In addition to ne�v parking being created on McDougal Avenue and Rainier Avenue for <br /> frontagc improvements, a new sidewalk will be constructed along Everett Avenue <br /> replacing the caisting damaged sidewalk. <br /> Sitc Dr:�inagc rcatures: <br /> The proposed improvements, including thc right-ol=way, have a total area of 1.84 acres. <br /> Including the recently demolished structures as impervious area, the improvement area <br /> currently contains 1.75 .e;res of impervious area and 0.09 acres of pervious area. Under <br /> developed conditions 1.�3 acres will be impervious arca and the remaining 0.1] acres <br /> will be pervious area. Topography of the project site is relatively 11at and typically slopcs <br /> from Qie north to Qie south at approximately 2%. Gxisting storm �vater onsite consists of <br /> shcet Ilow overland flowing from north to south. No tight lincd drainage system exists <br /> on site. Overland flow generally travels east and west in tLe allcys out to the public strect <br /> systems.
