Present plans call for the
demolition of the onc- and two-story apartment buildings, the existing maintenance shop
building, and parking areas. There are two new buildings planned For the site. There will bc a
northern two-story building with mixed uses such as plumbing and carpcntry sliops, as well as,
offices in the north-central portion of the site. No below-grade structures o[her than an
elevator shaft arc planned for this building. The second building proposed for the site will
occupy thc southast corner of the site. This second building will be an automotive and
welding shop. Other than grease pits, there vill be no bclow-gradc struc[ures below this
building. 'I'he buildings will have CMU exteriors, sreel columns, and eood trusses. Floor
loads will be on the order of l50 pounds per square foot, (psl), column loads will be
approxima[ely 10 kips, and vall loads will be approximately 2. kips per lineal foot
according to comersation with the structural engineer. Final dcsign and locations of the
buildings are still in thc dcsign phase. E3oth new buildings will havc a ncv parking lot in the
south-ceatral and suuthwcst portions of the site. We understand that dere is concern about
adjacent buildim, dmgc associateJ with vibrations induced by structural fill compaction.
Specific recommerni:itions are presented later in this report.
The property is locatcd in must of the north half of the block bouned by F.verett Avenuc on
the north, Rainirr Avenue on the east, and McDougal Avenue on ihr rst. "Che southern
boundary is a Cin of Gverett owned alley. The area is comprisr cf mainty retail and
commercial builims with a fe• residcntial structures. There are several one- to nvo-story
wood-frame aparunent buildings along the north half of die properry. 'fhere is an existing
wood-frame eyuipment shop located along the west side of the site. Gi. rl covered parking
areas are along the east side and in [he nortUwest and northeast wrners. 1 ur .irea is nearly Flat
with less than approimately 2 feet of elevation change across the site.
3.0 SUBSURPACE L•PLORATION
Our tield study induded excavating seven exploration pits and conductim, a geologic
reconnaissance to gain infonnation about the site. The various types of matcrials and
sediments encountered in thc eplorations, as well as die depths where characteristics of these
materials have changed, are indicated on the exploration pit logs presented in the Appendix.
The depths indicated on the logs, where conditions changed, may rcpresent gradational
variations between seJiment types in the field. Our explorations werc locared in tlie field by
measuring (rom existing site features and are shown an the Site and Gxplora[ion Plan, Figure

May l, 200!
