I have reviewed your plans
with my supervisor and there appear to be a few issues needing resolution
before further review and/or approval can be given.
Although a nonconforming building certification (NCB02-002) was
approved for an existing garage, this does not permit a deviation to the
existing zoning code that does not permit living space vithin the rear 20
foot setback or side interior setback of 5 feet. The nonconforming
certificatior. also does not permit a deviation from the maximum height of
15 feet within said setbacks.
Please revise the plans accordingly and submit them at the Permit Center
located at 3200 Cedar Street. Although you are always welcome to apply
for a Variance to said requirements, it is doubtful the Planning
Department would support such a request before the Hearing Examiner.
Nonetheless, that is an option you have. If you have any G;!estions or
concerns, I can be reached at (425)-257-7281. Thank you.
Sincerely,
1/ - ,
Kevin Cricchio, Asistn"t Planner
C: )efF Heilman, Building Department
Gerry Ervine, Planning Department
