The project is approved asproposed on the site plan dated <br /> October 23. 2002. This approval inciudes the following items: <br /> 1. Site layout, building design and building elevations as shown on the <br /> approved plan on file with the Planning Department dated October 23, 2002, <br /> as well as the atta�hed building elevation; <br /> 2. Window treatment, including trim, design, and orientation; <br /> 3. Roofline treatment and modulation; <br /> 4. Location of on site open space; <br /> I( any portion of the buiiding design or layout is proposed for alteration, new plans must <br /> be submitted to the Pianning Department for their review and approval. In addition, <br /> several items wili need to be addressed at the time of buiiding permit submittal. These <br /> items include: <br /> 1. Dumpster location on site. Waste receptacles are required in all new multiple <br /> family deveiopments. Since there is alley access the dumpster will need to <br /> be located off of the alley. Screeniny is required around all receptacles; <br /> 2. Landscaping shall be provided on site. This shall include five Feet of Type III <br /> landscaping along the east and west property lines, and ten feet of Type III <br /> landscaping along the north property line. A landscape plan is required at <br /> time of building permit submittal; <br /> _ Parking is permitted within an interior side setback �nly when it is screened <br /> from view of adjacent properties by a solid board feiice at least five feet in <br /> height. This screening will need to be shown on the site plan submitted at <br /> time of building permit submittal; <br /> -. The Courtyard/open space area should be improved with seating areas and <br /> !�ndscaping to create a passive recreation area.
